Cosy apartment in the heart of Les Batignolles

I'm offering you my 110 m2 bright apartment in the heart of the lively Batignolles district! It's on the 4th floor of a Haussmann building, accessible by elevator (sleeps two).

The 45m2 living room has three double windows. It overlooks a lower building on the other side of the street, a small neighborhood nursery school, which has only two floors and thus allows an unobstructed view without vis-à-vis. It comprises :

• a lounge area with a three-seater sofa, parquet floor, mirror, mouldings, fireplace and TV screen;
• a dining area, with a large rectangular table seating 8.
• And it continues with an open kitchen, at your disposal! These three spaces (three former separate rooms brought together by an architect) form a coherent whole, unified by the anthracite grey and forest green paint. The decor (frames, vases, plants, books...) is the same as the one I live in, and I hope you like it! Each of these objects is linked to a part of my history...

For production reservations, two rooms, each with its own bathroom, are adjoined. The first (the one with the bird wallpaper in the photos!) has a double bed, a window overlooking a tree-lined courtyard (so it's quiet and not overlooked), and a bathroom with a very large bathtub. The second, simpler white room features a double bed, a desk, and a bathroom with a smaller bathtub in the hallway. Ideal for changing, storage...

A final room of around ten square meters is not available for rental, as it can be used to store anything you don't need on D-Day!

SERVICE DETAILS

Soft drinks: soda (Coca-Cola); Nestea; fruit juices; sparkling water.

Breakfast: fruit juices (Innocent or Tropicana); tea and coffee (Senseo); assorted croissants, pains au chocolat and chouquettes from chez Baptiste bakery; Bonne Maman jams. Modular according to your desires! For an additional fee, I can also offer you more distinctive formulas:

• viennoiseries from pastry chef Jeffrey Cagnes;
• viennoiseries from Café Joyeux (a social enterprise that employs disabled people);
• or breads from the Chambelland bakery, organic, gluten-free, fermented with natural sourdough and made from rice and buckwheat flours!

Pause for cakes, madeleines de Commercy and cookies, depending on your tastes...

THE NEIGHBORHOOD

Welcome to the lively Batignolles district in the 17th arrondissement. On the street, you'll find every convenience store (bakeries, cheese shops, fishmongers, delicatessens...), and the Batignolles covered market just 30 meters away. Franprix, G20 and Super U are also just a few steps away. Numerous options for lunchtime catering (ask me), on the spot or to take away (charming Parc des Batignolles at the end of the street, ideal for eating a coppa-mozza sandwich from Castro in front of the ducks! Not forgetting the vast new Martin Luther King park... ).

ACCESSIBILITY

Metro Brochant 50 meters away (line 13, which serves Gare Saint Lazare, Champs-Elysées and Gare Montparnasse), or Pont Cardinet 600 meters away (line 14, which also serves Gare Saint Lazare, Louvre and Gare de Lyon).

Bus 54 (direct to Gare du Nord), and 74 (direct to Hotel de Ville).

Bike stations at the bottom of the building (Tier, Lime, Dott), or in adjacent streets (Vélib).

Nearest parking lot almost opposite, under the Batignolles market, (4 euros per hour). Entrance via 24 bis rue Brochant; pedestrian exit directly from rue des Moines.
